Meet attorney Alexander D. Varkas III — known professionally as AJ — a Fort Lauderdale-based business litigation attorney with more than twelve years of experience representing clients across Florida in a wide range of civil matters. AJ joined the firm as Of Counsel, bringing deep practical experience in COA/HOA law, real estate litigation, landlord-tenant disputes, business torts, and consumer collection litigation. He is a Member in Good Standing of The Florida Bar (Bar No. 95773), admitted to the U.S. District Court for the Southern District of Florida, and authorized to practice before the Eleventh Circuit Court of Appeals.
AJ’s litigation practice covers all phases of a case — from pre-litigation strategy including demand letters, records inspection, and mediation, through active litigation encompassing pleadings, motions, hearings, and discovery, to post-judgment enforcement including garnishment, domestication of foreign judgments, and appeals. He has handled cases across all 20 Judicial Circuits in Florida, with a primary concentration in South Florida’s Miami-Dade, Broward, and Palm Beach counties.
In the area of association law, AJ has represented more than 400 condominium and homeowners associations throughout South Florida, handling complex contested litigation involving the Fair Housing Act (FHA), the Florida Consumer Collection Practices Act (FCCPA), the Fair Debt Collection Practices Act (FDCPA), lien foreclosures, injunctions, declaratory actions, and Chapter 718/720 statutory matters. His real estate litigation experience includes foreclosure defense, easements, judicial partitions, landlord-tenant disputes, and breach of contract actions.
AJ also has substantial experience in business torts — including defamation, fraud, civil theft, conversion, and tortious interference — as well as equitable actions such as accounting, specific performance, and derivative and direct actions. His consumer collection litigation background includes managing high-volume statewide caseloads, leading paralegal teams, and overseeing all phases of creditor-side debt collection matters for credit union clients.
Earlier in his career, AJ served as the head litigation attorney at Tucker & Lokeinsky, P.A., a boutique South Florida firm focused on association law, where he successfully litigated nearly every case to a final judgment, settlement, or dismissal. Prior to that, he spent nearly a decade at Sweetapple, Broeker & Varkas, P.L. in Boca Raton — rising from law clerk to senior associate — building a practice spanning association law, real estate litigation, landlord-tenant matters, and business torts. He began his legal career with an internship at the Broward County State Attorney’s Office, where he assisted both the Homicide and Appellate Divisions with legal research, memoranda, and trial preparation.
AJ earned his Juris Doctor from St. Thomas University School of Law in 2010, graduating with Dean’s List Honors in his final semester. He received his Bachelor of Arts from Southern Methodist University in 2003. A native South Floridian, AJ is a member of the Broward County Bar Association and the Fort Lauderdale Country Club. He is proficient in Clio, Westlaw, the Florida Courts E-Filing Portal, and Microsoft Office.
